SM Prime transforms Susana Heights
Strategically located with direct access to the South Luzon Expressway through its own designated exit, the estate offers seamless connectivity to Metro Manila’s business and lifestyle districts.
In a landscape shaped by density and constant movement, there is growing value in communities designed to offer a sense of calm. An environment where coming home means stepping into space, ease, and a more relaxed pace of living.

Susana Heights Village, a prime residential enclave relaunched by SM Prime’s Signature Series line, has seen strong interest since its relaunch last November 2025, driven largely by its rare offering of lot-only properties ranging from 500 to 900 square meters. With its relaunch, the SM Group will be enhancing Susana Heights Village’s existing amenities, and also introduce new facilities into the development to uplift the living experience. With respect to the broader 284-hectare Susana Heights estate, from which a completely new, premium residential development will be launched in time by Signature Series, key estate-focused amenities are likewise pipelined for introduction.  

The ultimate vision for the northern tip of Susana Heights is an 8,000-square-meter neighborhood retail complex that will serve as the estate’s central lifestyle destination for homeowners and the surrounding community. Envisioned as a curated, pedestrian-friendly hub, it will feature a thoughtful mix of specialty dining, everyday retail, open decks, landscaped spillover spaces, and integrated pathways that will soon create a seamless retail experience that blends naturally with its surroundings and fosters community interaction. 

In the near term, the group will begin bringing this vision to life through the initial introduction of key lifestyle components, including an anchor supermarket, specialty restaurant, café, and a multi-purpose park. These are early elements that will activate the estate and set the tone for the future retail environment. Notable improvements already ongoing are new guardhouses along the 5-kilometer Susana Avenue spine road and uplifted landscaping along the common spaces.

Directly linked to the South Luzon Expressway (SLEX) and the Muntinlupa-Cavite Expressway (MCX), the Susana Heights estate is strategically positioned to provide convenient access to key business and lifestyle districts within and south of Metro Manila. 

As part of its ongoing development upgrades, enhancements to vehicular circulation are also being implemented at the estate’s main entry point, particularly at the interchange immediately after the SLEX Susana toll gate to help ensure a smoother and more seamless arrival experience for residents.

“We are seeing strong affirmation from buyers who recognize the value of entering at this stage,” said Jose Juan Jugo, Executive Vice President and Head of Signature Series. “The fundamentals are already in place, and as the broader vision for the estate continues to take shape, buyers understand the long-term value of early participation.” 

The foundations being strengthened within Susana Heights Village are a prelude to what Signature Series by SM Residences plans ahead for the Susana Heights estate. The SM Group maintains a considerable land bank within the estate which is being designed as a completely new, premium, low-density residential community. Master-planned from the ground up, the upcoming community will feature larger residential lots ranging from 700 to 1,100 square meters at approximately 6.5 lots per hectare, complemented by a five-kilometer greenway loop and country-club-inspired amenities designed to elevate the estate’s lifestyle offering.
